Six signs a house may need rewiring

How to tell whether old wiring is a problem, and what an inspection will tell you that a quick look cannot.

Wiring does not have a fixed expiry date, but cable insulation, connections and fuse boards all age. None of the signs below proves a house needs a full rewire. Any one of them is a good reason to have the installation tested.

  • The fuse board has screw-in or rewireable fuses, or no switch marked RCD with a test button.
  • Sockets or switches feel warm, show scorch marks, or crackle.
  • Lights flicker or dim when an appliance starts up.
  • You can see cable covered in black rubber, fabric or lead rather than grey or white PVC.
  • There are round-pin sockets, or very few sockets and a lot of extension leads.
  • Switches trip often and nobody has found out why.

What an inspection adds

A periodic inspection tests each circuit with instruments, so it finds problems that cannot be seen: degraded insulation inside walls, missing earths on lighting circuits, loose connections. The report grades each finding by urgency.

Rewire, part rewire or new fuse board?

Often the answer is not everything. If most circuits test well, replacing the fuse board and the one or two circuits that fail can be enough. A good report makes that decision clear, and lets you compare prices on a like-for-like basis.

Buying an older house? Have the wiring inspected before you sign. A standard survey does not test it.
